IT’S that time of the week again where we reveal the five interesting planning applications submitted or determined to the Royal Borough of Windsor and Maidenhead as well as Slough Borough Council.

This week’s edition compromises of a refused construction of four houses, an update of a single commercial unit, and a possible demolition of a bungalow and detached garage.

Construction of four houses, following demolition of the existing building at New Kingswood, Boyndon Road, Maidenhead (20/00950/FULL).

Unpopular plans were refused by the Royal Borough after a number of objections from communities and neighbours.

The proposal incorporates two four-bedroom and two three-bedroom semi-detached houses and each home would have a private garden and a driveway – which has two spaces each – being broken up with planting so the houses keep up with the ‘leafy’ character and appearance of the street.

 An existing detached, two-storey grey house with trees – which the applicant said ‘does not reflect the local area in terms of its appearance’ – would have been removed to make way for the 2.5-storey homes .

A number of objections were made by residents and neighbours saying the designs impacts the street’s character and the size and mass of the homes would result in a loss of privacy and light to neighbouring dwellings.

One resident said: “Harm would be caused to the character of the surrounding area by this development because it is cramped, taller than surrounding houses and results in the loss of important features, in particular the historic red brick wall.

“This wall contributes significantly to the character of the area and its surroundings and it pre-exists the current dwelling’s erection by decades.”

Slough Observer:

Replacement of existing shops with new shop and flat at 399-401, Bath Road, Slough (P/03026/003).

The Observer reported that an application was submitted to Slough Council where it has been approved for a single commercial unit to replace units 399a and 401 with attached kitchen and office and a two-bedroom residential flat above.

The applicant claims the current units ‘are of poor design and have low quality services such as kitchens and toilets’.

The proposal will increase the shop floor area by 1.5m2 to 45.7m2 – 12.5m2 of office, kitchen and toilet facilities is provided to the rear of the shop.

An email sent from an anonymous person objecting to the plans stated: “This application also can only be a disruption and loss of business and service to a community who have served us, as we have served them over the years.”

Slough Observer:

Construction of one house, following demolition of the existing building at land adjacent to Oakside Littlefield Green White, Waltham, Maidenhead (20/01531/FULL).

An application – that has yet to be determined – has been submitted for an existing car repair/maintenance garage to be demolished to make way for a 1.5 storey, two-bedroom detached house.

The house measures 6.6 metres in height, 13.2 metres in width, and 7.4 in depth where the existing trees on the site will be retained with new planting to be accommodated if approved.

A private garden and a driveway -which will provide two parking spaces – is part of the plan as well the two rooms having en-suite bathrooms with one having a dressing room.

The applicant argues the new plans would improve the site, replacing an existing ‘concrete building’ with a residential unit, mature trees and hedging, improving the adjacent street scene.

Construction of a four-bedroom house following the demolition of an existing bungalow and garage at 46 Twynham Road, Maidenhead (20/01568/FULL).

The Royal Borough Council received an application – yet to be determined – for a 1.5 storey, chalet style house to replace a bungalow and a detached, single storey garage.

According to the applicant, the existing home, built around in the 1930s, is ‘poorly configured for modern family life’ where the new house will ‘make best use of the site’.

Previous plans were refused and the applicant went back to the drawing board to make changes in the design and layout which includes protecting a Norway Maple tree located on the southern plot of the site, changing the roof structure, and significantly reducing the bulk and scale in line with the street scene.

The current three parking spaces and a large private garden with a small patio will be retained.

Slough Observer:

Construction of two five-bedroom houses with associated landscaping and parking provision at Downs Road, Langley St Mary’s, Slough (P/18027/000).

The council granted planning permission for two semi-attached houses with three parking spaces each, bicycle storage and bin store.

The applicant said the two homes will mirror the width, depth and siting of neighbouring houses where the proposed dwellings will not impact the character and appearance of the street as it has mixed design and varied in style.

The houses will maintain hipped roofs and stock materials to match the existing homes in the area.
