IT’S that time of the week again where we reveal the most interesting planning applications determined by or submitted to the Royal Borough of Windsor and Maidenhead and Slough Borough Council.

In this week’s edition, houses will be built behind a listed old pub in Colnbrook, owners want to convert their hotel into a block of flats, and 14 new apartments will be built in Slough.

Royal Borough received a planning application from developers to construct two three-bedroom semi-detached houses to the front of the plot and a four-bedroom house towards the rear with a detached double garage, allocated residents parking, and amenity space within the grounds of Wayside.

The detached garage will be for the four-bed house and can fit two cars.

There will be off-road parking providing space for a minimum of three cars.

Following comments raised in the pre-planning application regarding the positioning of the four-bedroom house, the building has been moved further into the site to lie to the southwest of Wayside for more separation distances between the other homes.

One of the three-bed homes has also been amended, changing its elevation facing Holyport Road to maintain the street-scene and its character.

The three-bed homes will have, over three floors, a master suite with ensuite, two further bedrooms, study, family bathroom, lounge, kitchen/diner, utility, and WC.

Developers withdrew a previous scheme in order to address issues raised.

This new plan converts the existing hotel to nine self-contained flats with associated amenity spaces, 14 car parking spaces, and waste storage.

These will be achieved with the addition of a first-floor rear and side extension and a loft conversion.

Cycle storage for 16 bikes will also be provided.

In order to address complaints about privacy, the applicants pledge to put 1.9m high fences between gardens and 1.7m high side screens on the proposed balconies to protect from overlooking into neighbouring properties.

To further ensure there is no overlooking into nearby homes, the new side windows on the first floor are designed to be obscured glazed up to 1.7m high from the internal floor level.

Councillors approved the plans at last week’s planning meeting.

The scheme comprises 10 two-bedroom apartments, three one-bedroom apartments, and one studio flat with 18 parking spaces – 14 of which will be allocated spaces.

Eighteen electric vehicle charging points are also included.

This application originally went to the committee in January – but was pushed back after councillors wanted planning and highway officers to talk with the applicant about the implications the parking provision will have.

Since the January committee meeting, the applicant has further increased the width of the carport parking spaces from 2700mm to 3000mm – which led to a slight change in the floor space of the flat alongside the approved building.

Slough planning officers approved plans to erect two three-bed semi-detached dwellings on land to the rear of Ye Olde George Pub – which is a listed building – involving re-configuration of its car park to accommodate allocated parking for each of the homes.

Landscaping will be undertaken to separate the homes from the pub’s car park and their beer garden.

Bin and cycle storage within the curtilage of each home will be installed.

The applicants withdrew the original plans back in 2018 in order to ‘simplify’ the scheme following talks with their attorney on their views on the scheme.

They sought for this application to be approved in order to make ‘efficient use’ of the site by reconfiguring the beer garden and its car park, allowing for the construction to take place.

Before this application was submitted, the applicant considered a number of ideas, including creating a tack shop or other equestrian retail outlets such as clothing or feed.

However, as a result of the current coronavirus outbreak, they changed their mind as many people are choosing to shop online instead.

It was ultimately decided to convert one of their existing barns into three-unit self-catering holiday accommodation with short-term lets and with parking.

The units will each contain two-double bedrooms, a shower room, and WC facilities, alongside open plan kitchen, dining, and lounge areas.

The majority of the accommodation will be on the first floor. On the ground floor, it is proposed to provide a parking “undercroft” allowing visitor cars to be parked under the canopy of the building.

The applicant would also be making stables in the adjoining block available to hire in conjunction with the holiday accommodation, as well as offering livery services to any tourist horses.

The applicant would also be able to hire ponies to experienced riders, allowing them to hack out from the farm.

Royal Borough officers decided to grant permission to this application.
