DEVELOPERS want to demolish an office building for 40 flats – this is just one of the many planning applications submitted or determined by Slough Borough Council or the Royal Borough of Windsor and Maidenhead.

Planning officers received an application for developers wanting to demolish the Autotech Arc Ltd building for 40 flats, which is up to nine-storeys high, and compromises of nine two-beds and 31 one-bedroom apartments.
Half of the proposed number will be market sale whilst the other 50 per cent will be affordable rent and shared ownership.

The affordable homes include four two-bedroom and 16 one-bedroom apartments.
Basement parking will also be included and will provide 20 car parking spaces and 40 cycle spaces.
The developer argued 20 parking spaces is acceptable due to the site having ‘good access’ to shops either by public transport or walking and cycling.

Private gardens are provided for at least three of the ground floor apartments and there will be a shared communal amenity space on the ground floor and on the roof of the seventh floor.
The proposed quality of the residential units with private and communal amenity areas provides features to ensure future residents’ amenities are well served.

Developers wanted to demolish an existing home to construct a two-storey apartment block containing six one-beds and two two-bedroom flats.
Only two parking bays were proposed.

The Maidenhead Civic Society objected to this scheme, saying this will be an over-development of the single plot and the parking arrangements are “inadequate”.
They stated: “This is another example of the demolition of a perfectly good family home to be replaced by a block of flats with inadequate parking. Of course, the development will result in more dwelling “units” being added to the housing stock, but there is an unmeasured ecological footprint impact in the practice of demolishing substantial family houses.”

The Society called for the developer to go back to the drawing board and reduce the number of flats to six apartments with one car parking space each to make it more in line with the street scene.
Royal Borough planning officers refused the application.
