Change of use from offices to 28 flats at Tectonic Place, Holyport Road, Maidenhead (21/01581/CLASSO).

While not a lot of information was released, the developers wanted to transform the offices into 28 flats.

The applicants argued this scheme will not have any impact on the highways.

However, a wave of objections from residents begged to differ and submitted an objection to the plans.

One resident wrote: “There should be no access via Hendons Way. Access should be retained via the current access point on Holyport Road only.

"Hendons Way enters the very busy Stompits Road which also has a lot of on-street parking from the parade of shops and primary school pickups/drop offs so extra traffic movements from this development would be undesirable."

In light of the objections, the developers decided to withdraw this application.

Plans to construct 32 retirement homes with children’s play area at land at 19 And 19 Old Ferry Drive Wraysbury Staines (21/02144/OUT).

Developers have submitted an outline application for access and layout only to be considered at this stage.

This means the applicants are seeking to see if the scale and nature of the proposed development would be acceptable to the Royal Borough before they submit a full planning application.

The developers want to add four detached two-storey houses, 14 semi-detached two-storey homes, and 14 affordable units for retiring residents with car and cycle parking.

A new children’s play area is also proposed along with new vehicular and pedestrian access from Old Ferry Drive to replace existing and a local business/community hub with car parking.

According to the design and access statement, the site is currently used as storage and horse stabling with some unused land that’s fenced off.

The land is “littered” with rusted vehicles, caravans, and shipping containers – which will be removed if plans are given the go-ahead.

In summing up, the statement states: “The proposed development comprises an excellent mix of accommodation for the borough.

“The design of the units will help to improve the character of the area and will provide ample private amenity space and off-street parking.

“The mass and bulk of the proposed units are sympathetic to the density and height of surrounding buildings. The proposal will utilise a site that comprises partially developed land and makes a negative contribution to the area.

“In doing so the proposed development optimises the capacity of the sire to provide additional housing for the borough.”
