A Windsor home has been granted permission to carry out a garage conversion and porch enlargement under plans approved by council planning officers.

The property on Knights Close has been given consent to turn the existing garage into a new ground floor room associated with the main house.

However, a highways report noted that the new room could in theory be used as an extra bedroom on top of the current three at the home – and called for parking layout to be able to demonstrate extra capacity.

But planning officers granted permission nevertheless, noting that additional on-street parking could be used in the event that the new room is used as a bedroom.

They wrote: “The dwelling currently hosts three bedrooms, and although the use of the converted room is not specified, if it were to be used as a bedroom, it is not considered that an increase in one bedroom, resulting in the potential increase of one car, would cause a detrimental impact to the safety of the highway.”

Based on this, officers deemed that the proposals would comply with the Royal Borough of Windsor and Maidenhead (RBWM) parking strategy.

Officers also noted that the proposed designs would be in keeping with the existing buildings in the surrounding area.

“The proposed materials conform with the existing dwelling, and the proposed roof will be in keeping with the existing dwelling and the street scene,” they wrote.

“In addition, the proposed enlargement of the porch will be subordinate to the dwelling and will not be overbearing when viewed from the public highway.

“Therefore, in terms of character and design, the proposal is found to conform with the policies outlined above in the NPPF and Borough Wide Design Guide.”
