Plans for nearly 300 new homes on the Bath Road have been amended after scrutiny from local authorities and members of the public

In 2021 Mackenzie Homes revealed plans to redevelop part of Bath Road, Slough, into 291 homes, including a 203 parking space basement car park.

The land the plans relate to is currently home to a shopping parade and a car showroom at 324-372 Bath Road.

Varying in heights, the original plans set out that the tallest building would be 14 storeys tall and include 291 homes - 29 (nine per cent) were to be studios and 136 (47 per cent) were to be one-bedroom apartments. The remainder were earmarked for two and three-bedroom apartments.

However, following engagement with residents and Slough Borough Council, several changes have been made to the plans, including the lowering of the tallest storey from 14 to nine.

Due to the reduction of the property footprint, the number of homes has also been reduced from 291 to 231.

Mackenzie Homes notes: "The unit mix is now further weighted towards larger, family homes (two bedrooms or more) which now represent the majority of new homes."

More is also being done to meet fire safety regulations through changes to stairwells, and areas in danger of overlooking and/or being overlooked are being screened or made opaque. Some balconies are also being switched to Juliet balconies.

The refreshed plans will also include more landscaping, alongside a reduction of car parking spaces to 168 and 233 cycle parking spaces.

The planning statement reads: "The Applicant is keen to bring forward much-needed new housing and large-scale regeneration of this part of Slough."

The statement goes on to add how the application is an "excellent opportunity" to make more efficient use of the brownfield site.

Mackenzie Homes said: "Having meticulously considered and taken into account the concerns expressed by the local community, Mackenzie Homes has meticulously developed a revised scheme marked by a reduction in height, bulk, and the number of homes."

Slough Observer:

The site, which spans 1.28 hectares, will be divided in two by the Brook Path.

Previously Mackenzie Homes stated that the aim of the plans is to: "Meet growing demand for urban living in Slough, as well as delivering improvements to public realm, enhanced landscaping and connections to the Cippenham Recreation Ground from Bath Road.

"The ambition is to create a new, sustainable neighbourhood and a catalyst for the wider regeneration along Bath Road."

Original plans for the development were submitted to the council in December 2021.

Since then, Slough Borough Council have raised concern regarding the plans harming the character and appearance of the area, having requested the reduction in storey levels.

Mackenzie Homes are now putting forward new plans which have been "reimagined".

The plans can be viewed on the Slough Planning Portal using reference P/19639/001.
