Plans to build six flats on an industrial estate in Maidenhead have been blocked – as owners haven’t shown that residents would have enough space or light.
Engineering firm Sha Structures wanted permission to convert the Viking House office building on Denmark Street in Maidenhead into six flats.
But planning officers at the Royal Borough of Windsor and Maidenhead said the plans wouldn’t be acceptable – highlighting that the surrounding area is an industrial estate.
Officers said the flats proposal ‘does not comply with the national described space standard’ set by the government to ensure residents have enough room to live in.

They also said that the applicant hadn’t submitted noise, order or light assessments to show that conditions would be suitable for people to live in.
They said: “The site lies within an established industrial area, a noise assessment and an odour and air quality assessment are required in order to demonstrate that the development would not impact on intended occupiers.”
They added: “The proposal fails to demonstrate that there would be adequate natural light to all habitable rooms.”
Nearby businesses also complained that the plans would lead to a parking shortage and increased traffic on the industrial estate.
Planning officers said the fact that developers had not submitted plans for parking was another reason for refusal.
